2444 Sand Hill Road, Mt Morris, NY 14510

Property Description

This 3.34 acre property offers a great opportunity to start your own hobby farm or homestead located in Mount Morris NY, Livingston County. The property includes a 3-bedroom, 1-bathroom ranch-style home with two barns giving you plenty of room to explore hobby farming or raising livestock.  One barn was built in 2023 and measures 36 x 24, while the smaller 16 x 32 barn is equipped with running water and electric.  If you are looking for even more land, the adjoining field is also available for purchase. The home was originally a mobile home, but over time it has been added onto and modified with the framing and wheels removed creating more of a ranch-style home with a practical layout.  Heating is provided by a wood furnace and propane forced-air system. Another unique feature of the property is the sandpit that was previously used as a motorsports track.  This offers plenty of possibilities for the next owner whether you want to bring the track back to life, create your own recreational area, or explore other uses. The location is another big plus with Letchworth State Park just minutes away.  This could make the property appealing to someone interested in a small homestead with the added potential for a rental opportunity for hunters or visitors to the area.  The property is approximately 3 minutes from the Mount Morris Dam, 13 minutes from Geneseo, 23 minutes from Warsaw, and about 1 hour and 24 minutes from Buffalo. All the farm equipment is not for sale and will be removed from the property.
