6048 Nys Rte 242 E, Ellicottville, NY 14731

Property Description

Beautiful setting to build your Ellicottville chalet, vacation retreat, or year-round home, just five minutes from the Village of Ellicottville. Much of the groundwork has already been completed, including a crushed-concrete driveway extending to the upper portion of the property and providing access to an ideal building site with views toward the ski slopes and Village. The driveway alone represents an investment of more than $55,000. The seller is also including available site and building plans, which have already been approved by the town and may be used by the buyer if desired. With access in place, an impressive building site established, and plans available, this property offers an opportunity to move ahead with your Ellicottville build while avoiding much of the preliminary work and expense typically associated with vacant land.
